What it helps with

The checks nobody hands you at the open home.

Check the price

See the listing against recent comparable sales, with a range, so you know whether the asking price has room in it.

Spot the hidden risks

Flood, bushfire, flight path and road noise are flagged up front, before you pay for inspections.

Bring it to the conversation

Share the summary with your broker, your family or your conveyancer, so everyone is reading the same numbers.

What you get

Five gates, one decisive verdict.

Every listing is scored across five independent gates. Each gate is a clear pass, amber, or fail with the reasoning on the surface. No black-box scores.

Does the deal pencil?Strategy

Confirms the property fits your saved strategy, budget, yield, and growth horizon, before anything else runs.

Is the suburb on solid ground?Suburb

Scores the suburb across 22 factors covering demand, supply, growth, demographics, affordability, and risk. A hot versus cooler market signal adapts the thresholds automatically.

What are the risk overlays?Risk

Flags flood, bushfire, zoning, social housing, road noise, and flight path, the things that quietly undo an otherwise strong case.

Does the property itself hold up?Property

Scores the property across 17 factors, orientation, layout, comparables, and vendor signals, plus manual chips you can override.

Do the comparable sales agree?CMA

Lines the listing up against recent comparable sales, a sharp midpoint, a range, and a confidence band, so the asking price has to earn it.

FAQ

Common questions

What is RAone?
A decision-support tool for Australian residential property investors and owner-occupiers. Enter a property address, RAone scores it against your saved strategy across five gates (strategy fit, suburb, risk overlays, property, comparable market) and returns a plain-English verdict with every number on the surface.
What counts as a verdict?
One verdict = one property address run through the full analysis. Re-running the same property next month counts as a separate verdict because the underlying data may have moved. Verdicts are kept indefinitely in your history.
Is this financial advice?
No. RAone is a decision-support tool, not financial advice. We do not hold an AFSL or ACL. Always confirm with a qualified mortgage broker, financial advisor, and conveyancer before signing — every verdict surfaces this in a disclaimer panel and in the PDF footer. See our Terms for the full scope.
What data does RAone use?
Government datasets (Australian Bureau of Statistics, Australian Curriculum / Assessment and Reporting Authority, state and territory planning + flood + bushfire layers) joined with licensed property data partners for recent sales, listings, and suburb-level performance metrics. Full detail in our Privacy Policy.
Which states do you cover?
Every Australian state and territory. Suburb-level coverage is densest along the eastern seaboard (NSW, VIC, QLD, ACT) where most listings sit; WA, SA, TAS, NT verdicts work the same way and use the same methodology.
Can I cancel?
Yes — any time from Settings, via the Stripe customer portal. Cancellation takes effect at the end of the current billing period; you keep access until then. We do not pro-rate part-month refunds (covered in the Terms).
How is RAone different from a buyer’s agent or paid property report?
A buyer’s agent picks for you; a paid property report gives you a single PDF. RAone gives you a fast, repeatable second opinion on every listing you’re considering — so you can shortlist confidently before paying anyone for a deep dive. We replace the “is this even worth a closer look?” step, not the licensed professional.
